Lower Floors - part of Roxburghe Estates - lies between the Junction pool and Upper Floors, looking across the park to Floors Castle. With 1.5 miles of double bank fishing, Lower Floors is one of the top Tweed beats and is currently performing the best it has done for many years with a 5 year average of 436. This year's first fish of the season on Tweed was not only caught on Lower Floors for the second year running, but by the same rod - Magnus Klintheim from Sweden. To view all the action click here.

There are 9 named pools offering a variety of bank, boat and wading. Access is good with most pools within easy reach of the car. It is also suitable for disabled fishermen. Facilities include a large fishing hut heated by a wood burning stove and a separate WC.

There are two full time experienced boatmen employed on the beat. From June to the middle of August, guests are shown to the beat but the boatmen do not accompany them permanently throughout the day – they will however be on hand to help if required. For lunches, either The Roxburghe Hotel can provide packed lunches or alternatively, you can visit the Terrace Café at the Floors Castle Plant Centre.

The beat is normally let for 4 rods on a week or, occasionally, on a part week basis. It is a condition of let that accommodation is booked at The Roxburghe Hotel, one of Scotland's finest country house hotels, located just 3 miles from Lower Floors. The hotel booking should be made through Roxburghe Estates. Please contact the Estates Office on 01573 223333 for the special sporting rates that apply, which start from £135/room per night, bed and breakfast.

FEBRUARY FISHING - In February starting from just £135 per person you can enjoy fishing for a day on Lower Floors and stay a night at the award winning Roxburghe Hotel.
