Lower Floors - part of Roxburghe Estates - lies between the Junction pool and Upper Floors, looking across the park to Floors Castle. With 1.5 miles of double bank fishing, Lower Floors is one of the top Tweed beats with a 5 year average of 156.
There are 9 named pools offering a variety of bank, boat and wading. Access is good with most pools within easy reach of the car. It is also suitable for disabled fishermen. Facilities include a large fishing hut heated by a wood burning stove and a separate WC.
There are two full time experienced boatmen employed on the beat. From June to the middle of August, guests are shown to the beat but the boatmen do not accompany them permanently throughout the day. They will however be on hand to help if required. For lunches you can visit the Terrace Cafe situated in the grounds of Floors Castle.
